The 2026/27 individual annual exempt amount is £3,000. Ordinary gains, including residential property gains, are taxed at 18% to the extent they fit in the unused basic-rate band and 24% above it.

Enter only your ownership share and the exemption still available. Costs must qualify for deduction. Allocate losses according to HMRC rules; this tool does not choose how to use losses across multiple disposals.

Excludes main-home relief calculations, Business Asset Disposal Relief, trusts, carried interest and foreign-income-and-gains relief. An exempt disposal should not be entered as taxable. See HMRC rates and method and annual exemptions.
